Independence

Independence is a planned development community (similar to Celebration) that will, at completion, be comprised of 2493 homesites, an elementary school, a downtown area with restaurants and shops, nature trails, a bike trail, four community pools, and a breath-taking entryway complete with a 50 ft. clock tower overlooking a 512 foot reflection pond, mature live oak trees, and two magnificent gas-flamed monuments. It will be filled with parks and conservation/preserve areas (one of which houses a bald eagle), and is situated on two ski-able lakes! The community is located in Southwest Orange County, just north of the Walt Disney World Resort.

Independence will be sold in phases. The first phase has been sold for a few years and there is a thriving local population.  At the same time, there were many investors who bought homes with the goal of quickly selling and profiting from their investment.  Unfortunately for them (but good for you) the housing prices in Florida began to fall.  Many of these investors could no longer make their payments and their homes are being sold by the banks for less than the original sales price.  This makes Independence a bargain and provides current investors and home owners with many options at low prices.

In addition, Independence is zoned for the USDA Loan Program that provides up to 100% loans for homes up to $248,000.  The income limits have recently increased and home prices have fallen.  This means that you may qualify to own a home in Independence with no  money down.  Contact us for more information!

The homeowners association dues include cable, alarm system monitoring, high speed internet access, outside pest control, & common area lawn, pool, & jogging trail maintenance.
